1. Save for a down payment: A monthly mortgage payment is only one piece of the financial puzzle when buying a home. The down payment is very important as well. Putting 20% down for a home means you don’t have to select private mortgage insurance (PMI). In addition, the higher the down payment, the less your monthly payments will be. It also most often means a more favorable interest rate. Saving is a big first step to get a home.
2. Connect with a Lender: After you have some money put away, the next step is to meet with a mortgage lender and get a pre-approval. Many buyers make the mistake of waiting to complete this step, and sellers may not take them seriously when they make an offer. Getting a pre-approval lets you know the amount of money you can spend on a house.
3. Set your Budget: After your pre-approval, we recommend you sit down and decide what you personally want to spend. This is a very individual decision based on several variables. Having an established budget will help narrow the field when you begin looking at specific homes for sale.
4. Make your Must-Haves List: Another step that helps in the home search is knowing what you want. When you’re looking at several homes it can be hard to differentiate which is best for you. Having a list of what must be included in your new home will ensure you look at homes that fit your needs.
5. Find a Real Estate agent: Once you are pre-approved, have created a budget, and know what you want – it’s time to select a Realtor. Your Realtor is the person that will be your guide as you tour homes, make offers, and settle on your new home. Selecting a person you trust is very important.
